Reliable Basement Waterproofing Services Genesee County, MI

A wet basement in Genesee County almost always comes down to one of three things. Water pushing through the wall. Water coming up where the wall meets the floor. Or a sump pump that cannot keep up with a heavy rain. We find out which one you have before we quote anything.

Then we fix the cause, not the symptom. That might be an interior drain tile line, an exterior system, a new pump with battery backup, or a crack injection. Most jobs are some combination. Here is what we handle:

Every job carries a lifetime transferable warranty, so it moves with the house if you sell. Inspections are free, and we will tell you when you do not need us. Call (810) 343-4789.

Proven Foundation Repair Company Genesee County, MI

Water and foundations are the same problem. A crack that looks cosmetic is often water working on the soil outside, and saturated soil is what moves a wall.

We repair bowing walls, settling foundations and cracked block throughout Genesee County. Timing changes the price a lot. A crack injection is a morning's work. A wall that has already moved two inches needs bracing or wall anchors, and that is a different job.

The inspection is free and you get a plain written explanation of what we found. If the crack can wait, we will say so.

Effective Basement Refinishing Specialists Genesee County, MI

Once a basement is dry, it is just square footage you are not using. We finish basements across Genesee County: framing, flooring, paneled walls, drop ceilings and lighting.

We waterproof first, every time. Finishing over a basement that still takes water only hides the damage until it reaches your new drywall. In 25 years we have torn out enough of other people's work to be firm about that order.

"Steve and his assistant were extremely knowledgeable, very fast at working and made minimal holes to our finished basement to repair many hidden tie-rod holes that had begun to leak. Highly, highly recommend him! He has also done work for my sister who was having foundation issues."

FAQs About Basement Waterproofing in Genesee County, MI

These are the questions Genesee County homeowners ask us most. If yours is not here, check our full FAQ page or just call and ask.

WHY IS BASEMENT WATERPROOFING IMPORTANT?

Water in a basement does three things. It ruins what you store down there. It feeds mold in the air your family breathes upstairs. And over years it softens the soil holding up your foundation. Fixing a leak early costs far less than rebuilding a wall that has moved. A dry basement is also usable square footage, which a wet one never is.

HOW DO I KNOW IF MY BASEMENT NEEDS WATERPROOFING?

Look for a musty smell, chalky white patches on the block, water stains along the joint where the wall meets the floor, standing water after a storm, or new cracks. That white powder is efflorescence, and it means water is moving through the block and leaving minerals behind.

If your sump pump runs nonstop in heavy rain, or you have had water more than once, that is a drainage problem rather than bad luck. It will not fix itself.

WHAT ARE COMMON METHODS FOR BASEMENT WATERPROOFING?

There are four. Interior drain tile collects water at the footing and sends it to a sump pump. Exterior waterproofing digs around the foundation and seals it from outside. Crack injection fills a leaking crack with epoxy or polyurethane. A sump pump with battery backup moves the water away from the house.

Most Genesee County basements need a combination, usually interior drain tile plus a pump that can keep up. One warning: interior sealants and paint-on coatings do not stop water that is under pressure. They hide it for a season, then it comes back through somewhere else.

HOW MUCH DOES BASEMENT WATERPROOFING COST?

It depends on how much wall is involved, how bad the water problem is, and which method actually fixes it. A single crack injection runs a few hundred dollars. A full perimeter drain tile system with a new pump runs into the thousands.

We will not quote a number over the phone without seeing the basement, because a guess helps nobody. The inspection is free, the estimate is written and fixed, and we offer financing. Call (810) 343-4789.

CAN I WATERPROOF MY BASEMENT, OR SHOULD I HIRE A PROFESSIONAL?

Some of it you can do yourself, and you should. Clean the gutters. Extend downspouts at least six feet from the house. Regrade soil so it slopes away rather than toward the foundation. Test the sump pump twice a year. Those steps cost almost nothing and solve a surprising number of minor damp problems. What you cannot do yourself is install drain tile, straighten a bowing wall, or seal a crack that is under hydrostatic pressure. Those need excavation, engineering, or both.
