WHAT ARE THE SIGNS MY BASEMENT NEEDS WATERPROOFING?

Water in a basement does three things. It ruins what you store down there. It feeds mold in the air your family breathes upstairs. And over years it softens the soil holding up your foundation. Fixing a leak early costs far less than rebuilding a wall that has moved. A dry basement is also usable square footage, which a wet one never is.

HOW DO I KNOW WHEN CRACKED WALLS ARE SERIOUS?

Look for a musty smell, chalky white patches on the block, water stains along the joint where the wall meets the floor, standing water after a storm, or new cracks. That white powder is efflorescence, and it means water is moving through the block and leaving minerals behind.

If your sump pump runs nonstop in heavy rain, or you have had water more than once, that is a drainage problem rather than bad luck. It will not fix itself.

DOES BASEMENT WATERPROOFING PREVENT FOUNDATION ISSUES?

There are four. Interior drain tile collects water at the footing and sends it to a sump pump. Exterior waterproofing digs around the foundation and seals it from outside. Crack injection fills a leaking crack with epoxy or polyurethane. A sump pump with battery backup moves the water away from the house.

Most Metro Detroit basements need a combination, usually interior drain tile plus a pump that can keep up. One warning: interior sealants and paint-on coatings do not stop water that is under pressure. They hide it for a season, then it comes back through somewhere else.

DOES A BASEMENT REMODEL INCREASE MY HOME’S PROPERTY VALUE?

It depends on how much wall is involved, how bad the water problem is, and which method actually fixes it. A single crack injection runs a few hundred dollars. A full perimeter drain tile system with a new pump runs into the thousands.

CAN STANDING WATER DAMAGE MY BASEMENT’S CONCRETE FLOOR?

Some of it you can do yourself, and you should. Clean the gutters. Extend downspouts at least six feet from the house. Regrade soil so it slopes away rather than toward the foundation. Test the sump pump twice a year. Those steps cost almost nothing and solve a surprising number of minor damp problems. What you cannot do yourself is install drain tile, straighten a bowing wall, or seal a crack that is under hydrostatic pressure. Those need excavation, engineering, or both.
